2022 - To List or Not to List

In this unprecedented market we are currently in, I am frequently asked what my predictions are for the housing market this year.  My answer is most generally, 'I wish I had a crystal ball'.  One thing is for certain, there has probably never been a better time to sell!

In a years time it would be very difficult for some variables to do an about face, like the historically low inventory, and the rising prices based on high demand.  The talk of rising interest rates, and uncertainities in the economy will continue to add some unpredictability to this market.  Markets do have a way of correcting themselves, but there doesn't appear to be anything in the near horizon to address these nationwide issues.

Some buyers have decided to sit out the market, after making multiple offers only to be turned down time and time again.  Those suffering the most are first time homebuyers.  That market price contains by far the most buyers, and it takes a great deal of patience, and perseverance to navigate through the discouragement.

I often counsel with buyers to consider new construction.  Though there are labor shortages, supply chain issues and delays in obtaining permits, even if the construction industry doubled what they produced last year, their would still be a housing shortage, according to forecasters like the NAR. Though new construction does allow a bit more predictability with timing a sale, and a new home purchase.

Depending on one's circumstances, it could very well be the best time to sell!  Though I have witnessed clients enjoy a 30% increase in value in one year, it is hard to determine if the current trajectory will continue to rise.  Listing at market value, will more than likely draw the interest of multiple buyers, and with that possibly multiple offers, and of course the chance to sell above asking price.

Considering all factors is this the best time to sell?  Maybe!  If you're ready LET'S TALK!
